Tarpon Point, and Where to Build Near It

Tarpon Point is one of the most recognisable addresses in Cape Coral: a gated resort marina at the mouth of the Caloosahatchee, off Pelican Boulevard south of Cape Coral Parkway.

It is also, if you are looking to build, a place we should be straight with you about. So this page does two things — describes what Tarpon Point actually is, and says where to build if what you want is that life.

What Tarpon Point is

A finished, gated resort community built between roughly 2004 and 2013, on the site of Cape Coral's original Rose Garden attraction. It has three parts:

  • Tarpon Landings — around 210 condominiums across three twelve-storey towers

  • Tarpon Gardens — around 120 coach homes

  • Tarpon Estates47 single-family homes, some with canal-front deepwater docks

Alongside them sits the Westin resort, a resort pool with a very large sundeck, a substantial fitness centre with steam and sauna, tennis and pickleball, a putting green, a day spa, an amphitheatre, a nature preserve, and four restaurants.

The water

Genuinely excellent, and the main reason the address commands what it does.

The marina sits just off the Intracoastal at marker 92, with basin depths around eight to twelve feet — deeper than most of Cape Coral's canal system. It runs roughly 216 slips and accommodates vessels to about seventy-five feet, with larger provisions available. Fuel dock, pump-out and ship's store on site. Direct access to the Caloosahatchee and out, with no lock or fixed-bridge constraint on the route.

For a serious boat, this is among the best water in the city.

The honest part

There is essentially no land in Tarpon Point. The community was completed more than a decade ago. Forty-seven single-family homes exist in total, and vacant parcels do not meaningfully come available.

Association fees are also substantial — a different order of magnitude from an unrestricted Cape Coral street — and current pricing across the community generally sits below the range in which we build.

None of that is a criticism of Tarpon Point. It is a well-executed resort community and people who live there tend to love it. It simply is not a place where a custom home gets built, and we would rather tell you that on this page than in a second meeting.

Where to build if you want this

If what draws you to Tarpon Point is the marina, the restaurants, the deep water and that corner of the southwest Cape, the buildable answer is next door.

Rose Garden shares the location and almost none of the constraints. It sits immediately adjacent, between Tarpon Point and Rotary Park — the same walk to the same marina restaurants. But the lots are larger, averaging around fifteen thousand square feet against a city standard nearer ten. Many parcels carry direct Gulf access with no bridges. And there is no homeowners association at all — no design review committee, no monthly fee, no architectural approval queue standing between you and the house you actually want.

Land is scarce there, but it exists, and teardown-and-rebuild is active. We have built in Rose Garden.

Cape Harbour, a few minutes north, is the other answer. Its Harbour Preserve enclave is a genuine custom estate section — homes from four thousand to thirteen thousand square feet on oversized deepwater lots — and unlike Tarpon Point, vacant land is still available. It is gated with an association, so design review applies, but the estate scale and the marina village are the closest thing in Cape Coral to what Tarpon Point offers, with the ability to build.

One thing that changed for this whole quadrant

The Chiquita Lock — the only lock in Cape Coral, and the long-standing constraint on southwest Cape boating — was closed in April 2025 and removed by that June. Guidance written before then no longer describes the route out of this part of the city.

Shallow zones near the former lock have been noted and dredging is being pursued, so the water still deserves checking parcel by parcel. But the structural constraint is gone.

If you want the address

Come and talk to us about Rose Garden or Cape Harbour. Both are minutes from Tarpon Point, both have land, and both let you build the house rather than buy someone else's version of it.
