Cape Coral has no shortage of home builders. It has very few building at the top.

Most of what is called custom here is a floorplan with choices attached — a series, a collection, a set of pre-drawn models with finish packages layered over them. That is a legitimate business and it serves most buyers well. It is not what we do.

Lux Development Group builds a small number of custom waterfront homes each year in Cape Coral, and we build them at the highest standard in this market. Every house begins as a drawing rather than a selection. Every one is built for a specific lot, a specific stretch of water, and a specific family.

What separates the top of this market

The distance between a good Cape Coral home and an exceptional one is not visible in a listing photograph. It sits in decisions made months before anyone sees the house.

The lot comes first, and it decides everything. Orientation against the afternoon sun. Where the water is widest and what the house should do about it. Whether the seawall will hold. Where the pool has to sit so the terrace is usable in August rather than merely photogenic. We look at land with clients before they buy it, because the most expensive errors in a Cape Coral build are made at closing, not at framing.

The house is designed, not configured. No series. No models. No pre-drawn plan adjusted at the margins. If a room needs to be a particular proportion because of a view that exists on one lot in the city, it becomes that proportion.

The structure is engineered for where it stands. Wind load, impact glazing, tie-downs and elevation are not upgrades in Southwest Florida — they are the shell. Built into the engineering rather than added to a plan drawn somewhere else.

We hold our own general contractor and roofing licences. Justin Negip holds a Florida CGC and a Florida CCC certified roofing licence. The roof on your house is not subcontracted to a company we met on the job.

We build interiors, not just houses. Lux furnishes and finishes the homes we build. The house is delivered as a finished environment rather than as a shell for someone else to solve.

Who we build for

We are not the right builder for everyone, and we would rather say so on this page than in a second meeting.

We build for people who want one exceptional house rather than the most house available for a number. Who have found — or are looking for — a lot on serious water, and understand that the land is not the cheap part. Who want to be involved in the decisions that matter and want someone else to carry every decision that does not.

Where we build

Cape Coral is our home market and the majority of what we build. Within it, the work concentrates where the water is best — the Yacht Club and the southern riverfront streets, Savona, Cornwallis, Gold Coast Estates, and the direct and sailboat access canals of the southwest Cape.

We also build elsewhere in Lee County, including Fort Myers, Fort Myers Beach, Pine Island and the islands, where the project warrants it.

Within Cape Coral, most of what we build is on the water. We have written up the neighbourhoods we work in most often: the Yacht Club, Cape Harbour, Rose Garden and Savona, along with Cornwallis on the Caloosahatchee itself.

The water, and why we talk about it first

Cape Coral has roughly four hundred miles of navigable canals and more waterfront lots than any city in America. It also has no Gulf frontage and no beach — the Gulf lies beyond the Caloosahatchee estuary and Matlacha Pass. What you get here is water at your back door and a boat that leaves from it, and the value of that varies enormously depending on what your boat can actually do.

A landlocked freshwater canal, a bridged Gulf access canal, a direct access canal and a sailboat access canal are four different products at four different prices. The difference between the cheapest and the most expensive land in this city is roughly eight to one, and a listing can describe all of it as waterfront.

On timelines

Custom homes in Southwest Florida are commonly quoted at twelve to eighteen months from first meeting to move-in. Some of that is genuinely unavoidable — concrete cures at its own pace, and Lee County reviews plans at its own pace, recently reported at around four to eight weeks.

Most of the rest is management. The largest single block in a typical schedule is pre-construction, which is limited by decision-making rather than physics, and the most common cause of overrun is selections arriving late into a phase that already started. Both are solvable, and we solve them differently than most.

Questions we are asked

What does a custom home cost to build in Cape Coral?

There is no useful average, and any builder quoting one on a website is describing a different kind of house than the one we build. Cost here is driven by the lot, the structure the water and elevation require, the level of finish, and whether the house is furnished. We will give you a real number after we have seen your land and understood what you want, and not before.

Do you build on my lot, or do you supply the land?

Both. Many clients come to us with land already purchased. Others ask us to look before they buy, which we prefer — it is the cheapest hour in the entire project. If you already own a parcel, these are the checks worth running against it first — utilities extension status, assessments, survey, protected species and access class.

Do you have model homes or floorplans?

No. Every house is designed for its lot. If you would like to see finished work, we will walk you through completed homes.

How many homes do you build at once?

Deliberately few. The standard we build to does not survive volume, and the attention each project receives is the product.

What licences do you hold?

Florida CGC general contractor and Florida CCC certified roofing contractor.
