Building in Cape Harbour

Most people know Cape Harbour as the marina village at the south end of Chiquita Boulevard — the restaurants, the live music on the water, the boats coming and going. Fewer people know that behind the gates sits one of the few genuine custom estate enclaves in Cape Coral.

Harbour Preserve

The estate section of Cape Harbour is a different market from the rest of the community. Homes here run from roughly four thousand square feet to thirteen thousand, on oversized deepwater lots with private docks — several with room for more than one vessel. Recent listings have carried a median asking price around three and a half million dollars.

This is the top of the Cape Coral custom market, and it is small. Which is what makes the land worth talking about.

The water

Direct Gulf access via the Caloosahatchee, out past Shell Point and under the Sanibel Causeway. The marina reports a minimum approach depth of about five and a half feet and channel depth around six, and advises care at low tide for drafts over four feet — worth knowing before you commit to a vessel.

The significant detail for larger boats: the marina is described as accommodating unrestricted sail heights. In a city where a single fixed bridge decides what you can own, that is not a small thing.

And the route just changed. The Chiquita Lock — Cape Coral's only lock, sited at Cape Harbour — was closed in April 2025 and physically removed by that June. For the southwest Cape this is the most material change to boating access in years. If you are reading older guidance about locking through on your way out, it is out of date.

Two honest caveats. Access classification still varies parcel by parcel, and should be verified for any specific lot rather than assumed from the neighbourhood. And the city has noted shallow zones remaining near the former lock, with dredging permits being pursued.

Is there land?

Yes, which is unusual at this level. Vacant lots inside Cape Harbour have recently been listed in a range from roughly three hundred thousand to seven hundred and seventy-five thousand dollars.

Inventory is thin and moves, so any specific parcel needs checking. But unlike most of Cape Coral's premium waterfront addresses, Cape Harbour is not finished.

What building here involves

It is a gated community with an association. Design review, setbacks and architectural standards apply, and they should be read carefully before a plan is drawn rather than after. We pull the recorded declaration on any parcel before design begins.

The dock is part of the design. Deepwater frontage and unrestricted air draft only matter if the dock geometry and lift capacity match the vessel. That belongs in the first conversation, not the last.

You are building in a live village. Restaurants, retail and a working marina are part of the appeal and part of the context. Orientation, screening and outdoor living should be planned with that in mind — the best houses here take advantage of the activity without living inside it.

Storm engineering is heavier on open water. Wind load, impact glazing and tie-downs are engineered into the shell, and a site with this much exposure is not the place to economise on specification.

Why we build here

Cape Harbour offers something almost nothing else in Cape Coral does: genuine deepwater access without a bridge overhead, a real amenity village, and land still available at the estate level.
